Space, light and outdoor space are precious commodities in central London, something Edo Mapelli Mozzi, founder and CEO of Banda, was well aware of when it came to designing the final townhouse in the interior design and property development firm’s Leinster Square development in Notting Hill.
The elegant two bedroom triplex is blessed with double height windows that flood every room with light, and enjoys rare access to a private communal garden, so the interiors needed to make the most of these qualities.
Edo deliberately kept this townhouse back, to observe how residents were really living in the other properties in the scheme and reflect those learnings in its interiors. As a result, the focus is on the entertaining spaces which he describes as ‘the beating heart’ of the house. ‘The spacious and carefully planned out kitchen, living and cinema room create a wonderful energy whilst true serenity can be found in the study and bedroom suites’ he explains.

The interior scheme is a restrained study in masculine tones, with a warm, earthy colour palette creating a neutral backdrop to allow the statement pieces of furniture, lighting and art to sing. In the living room, a vintage ‘Sesann’ designed by Gianfrano Frattini for Cassina is the main focal point, its generous curves echoed by a bespoke Dipe Concept coffee table and a ‘Linea Luxe’ armchair inspired by Ivan Mantusik. Soft, parchment-coloured walls and curtains create a soothing, almost filtered light effect, giving the space a timeless quality.
From the study to the hallway, precious materials and impactful art abound, with pieces by artists such as Tyckan Knut creating an intriguing dialogue with a mid century painted glass pendant and custom ‘Dug-out’ console table by Studio 125. Edo chose the table for its textured, brutalist matt wax finish and the way it complements Bauwerk’s ‘Quiet’ limewash paint on the walls.
The kitchen and dining room are similarly convivial yet understated, with vintage Danish dining chairs upholstered in recycled sheepskin surrounding a custom dining table. Nothing shouts in this home; instead, there’s an easy, relaxed elegance to each space, underpinned by the finest quality materials and finishes. Edo says; ‘We have worked with the very best craftspeople globally to make the interiors “sing” and capture the imagination.’
The muted, painterly palette continues in the generous main bedroom suite, where the bespoke stained oak bed is upholstered in Rose Uniacke’s velvet in a soft ‘Mole’ hue and a chalky-toned, plush rug by Armadillo & Co underfoot enhances the tranquil atmosphere.
The basement cinema room is the ultimate experiential space, a cosy cocoon in dark blue tones which are picked up by the large ‘Seascape’ piece by Frank Schott. From top to bottom, this townhouse exudes a wonderful warmth and sense of ‘home’ that will only get deeper over time. bandaproperty.com
